Clean faucet aerators at least once a year to prevent sediment build-up.

Air conditioning systems should be checked by a licensed professional before each cooling season.

 

 

Arc Fault Circuit Interrupters

 

Arc Fault Circuit Interrupters should be tested once a month to confirm the breaker is operating properly.

 

 

Carbon Monoxide Detector

 

Government estimates are, about 300 people die every year due to carbon monoxide (CO) poisoning. Carbon monoxide has no taste, color, or odor. CO is produced when fuel is burned. Fuel burning appliances such as gas water heaters are potential sources of CO. When these appliances are not operating properly or not being vented correctly, CO poisoning can be the result.

 

Consult your owner’s manual or manufacturer’s website for instructions on proper maintenance for your fuel burning appliances. (gas ranges, gas furnaces, gas water heaters, gas or wood burning fireplaces, etc.)

 

Carbon monoxide detectors can help protect your family from CO poisoning. Your detector should have a loud audio alarm and a digital numeric readout of the CO level in your home. The best location for a CO detector is on a wall in your bedroom or outside the entrance to the bedroom, about 5 feet from the floor. Having it in this location will help you to remember to check it before you go to bed each night. Batteries should be replaced at least twice yearly. (every 6 months)

 

 

Dryer

 

Dryer vent pipes should be inspected and cleaned at least once a yearly.

 

 

Floor Drains

 

Pour water into floor drains once a month to maintain the water seal of the drain trap.

 

 

Furnaces

 

Your furnace (heating system) should be checked by a licensed professional before each heating season.

 

 

Furnace Filters

 

Furnace filters should be checked monthly and changed every 30 or 90 days, depending on the filter type and condition observed.

 

 

Ground Fault Circuit Interrupters

 

Ground Fault Circuit Interrupters should be tested once a month to confirm the breaker is operating properly.

 

 

Hose Bibs

 

Supply pipes for exterior hose bibs should be drained each winter prior to the outside temperature dropping below freezing.

 

 

Microwaves

 

Over-the-range microwaves that do not have vent piping, will usually have two types of filters; a metal filter and a charcoal filter. The metal filter traps grease that is released from food on the cooktop. The charcoal filter helps remove smoke and smells resulting from cooking food, before the air is circulated back into the kitchen.

 

The metal filters can be cleaned with hot water and detergent. The charcoal filters cannot be cleaned, they must be replaced. Check your owners manual for instructions on how to access the charcoal filter and information on how often it should be replaced.

Plumbing Valves

 

Homeowners should operate plumbing valves once every six months to prevent sticking.

 

 

Smoke Detectors

 

Smoke detectors should be tested once a month. Batteries should be replaced at least twice a year.

 

 

Water Heater

 

1. Operate temperature/pressure relief valve once yearly.

2. Drain valve should be opened at least twice a year to remove sediment.
