ARQ Building Services offers developers a wide range of inspection services and consulting. Construction Inspections Constructions inspections are designed to ensure that the contractor delivers the agreed upon standard of unit/home to the developer. Early quality control is essential to the success of any construction project. The rate of sales, the ease of the pre-settlement and settlement process, and the subsequent warranty administration, will all hinge heavily on the quality of work delivered. Within the last 5 years our inspectors have performed over 800 construction inspections in the DC. Metropolitan area. During a construction inspection the inspector will test/inspect the electrical, mechanical (heating and A/C) and plumbing systems of the unit. He will also test all appliances and inspect the overall finish of the unit including drywall and paint conditions. Our inspectors generate a detailed punch list for each unit which is distributed to the contractor for review and correction. Upon the contractors completion of the punch list, the inspector will re-visit the unit to confirm all deficiencies have been properly addressed. Purchaser Orientation ARQ will provide an inspector to accompany your purchasers on their orientation inspection of their unit/home. Our inspector will demonstrate to the purchaser that all of the unit’s systems (mechanical, electrical, and plumbing) are functioning properly. The inspector will also operate all appliances to ensure they are without defect. Any deficiencies discovered during the inspection are documented by the inspector and this list will serve as the purchaser’s punch list. The purchaser’s punch list is distributed to the contractor and the developer for review and correction. The inspector will also instruct the purchaser on the proper maintenance of the unit’s systems and safety devices. This education is very helpful in minimizing the volume of warranty calls post-settlement. ARQ provides experienced professionals to help facilitate a smooth pre-settlement process.
